Rural and recreational land in the United States

This could be anything from a small camping or mobile home lot to a 150 acre gentleman’s ranch or hunting and fishing property.

We also invest in the bleeding edge of growing markets where land prices are rising rapidly, demand is growing, and population expansion is moving them out past the city limits.

We currently invest in five states and expect to add several more. We are very busy in the areas we know and we test new markets on a regular basis.

What drives the market?

In some markets its outward growth and the desire to live ‘outside the loop’. This is a rapidly increasing trend in the United States with crime rising in urban areas and suburban commutes sometimes measured in hours a day anyway.

Another driver is many people’s desire to have their own place in the country, a place to call their own, a little (or big) hideout to relax. This could be simply a place to hunt, to be close to the lake or river, or to just be in nature and see the stars and breathe the fresh air.

Sometimes our buyers are looking for a place to retire. Some also purchase land to use and find that it is also a good investment over time. Investing or purchasing a WHOLESALE property from us will allow this rapidly growing customer base to be your customers too. What are the returns?

Every investment has the risk of losing all capital put into it and this is no different, however there is certain value in land that never drops to zero. We do not, nor will we ever quote what you should expect from an investment, we present WHOLESALE properties as if we were going to the retail market to sell it. Your responsibility is to make your own decisions on pricing and whether you want to offer seller financing on your wholesale purchases from us. Financing is a fantastic way to create a great CASH FLOW stream, to be able to get top market price, and to significantly boost your returns based on the time value of money. Creating opportunities for customers to be able to afford their ‘place in the country’ is actually very satisfying.

Each type of PASSIVE opportunity that we present will come with its own structure and return expectations. Limited Partnerships

Our Limited Partnerships are a passive opportunity for Accredited Investors. We create property and note portfolios through acquisitions to build a strong cash flowing return for our Investors and sponsors. Our Limited Partnerships can execute both long and short term investments with a goal of creating an outstanding cash flowing portfolio. Within our LP entities we have the ability to execute multiple single parcel purchases and sales as well as longer term land development plays. LP portfolios have a geographically diverse set of customers and land and have a preferred return element that puts Investor return at the forefront of our goals, our drive, and our relentless execution.

Structured Debt

If you are a structured debt provider or interested in providing debt capital to our firm we welcome the conversation. We have a team of professionals who work every day to execute strong performing assets for our organization. Any debt investment will be backed by real estate inventory, real estate notes on real property, cash flow from those notes, and cash on hand. At the end of the day, when your debt investment is backed by land purchased at a discount using our acquisition expertise, you have a very solid investment backed by real property that will simply never go away and rarely, if ever, lose significant value.

JV Opportunities

Our JV opportunities are one-off acquisitions where we have found a solid opportunity to make a great return. These opportunities are usually fall between $100K and $500K where we work with one or a few individual investors to acquire the property and execute our stated strategy. Our goal is to execute quickly and reap the benefits of a well-placed investment inside of 12 months, sometimes longer if there is development work involved. JV opportunities require fast action and a minimum of $50K to $100K available per investor. JV funds are never comingled with other funds within the firm. Our goal is to provide fast, superior returns to our investors.

Retail Properties

We sell our properties through various traditional and non-traditional avenues in order to maximize market exposure and maximize our ability to create great returns for our firm and for the benefit of our investors. Annually, we have thousands of conversations with potential buyers as well as real estate agents and brokers.

Wholesale Properties

We offer wholesale properties to other investors- Typically at 40-70% of currently attainable market value. These properties range from $8,000 to $250,000 and will be sent out to our active list when available, first come, first served. Cash purchases, no exceptions.

Note Sales
